Paseo del Mar, in Torrevieja, is a clear example.

With more than 10,500 sqm of GLA, an investment exceeding €60 million and 27 operators, the project reached opening with a fully configured tenant mix.

A retail scheme shaped by its environment 

Paseo del Mar is an open-air retail destination located on Torrevieja’s seafront, designed to serve both residents and visitors.

This location directly influences the leasing strategy. Unlike traditional malls, the scheme relies heavily on experience, footfall dynamics and the interaction between uses.

In this type of asset, the tenant mix becomes a structural element, defining how the space performs.

Leasing strategy and tentat mix definition

Leasing at Paseo del Mar, led by Óptima Global Services, was integrated into the project from early stages.

This allowed:

Each operator was assessed based on its fit with the asset positioning, operational capacity and contribution to the overall mix, combining local, national and international brands within a balanced structure.

Beyond tenant acquisition and mix structuring, OGS contributed to space planning and unit design, optimizing layouts and adapting units to operator requirements and user experience.
