OGS has been appointed by Iroko Zen, a French real estate investment fund, to take over the full management of Parque Guadaíra, a key retail park located in the eastern area of Seville. The scope of services includes property management, asset management, and leasing.
This new addition consolidates OGS’s presence in Andalusia, where it now manages two assets in the province of Seville, including Almazara Plaza (Utrera). It reflects the company’s strategic commitment to growth and its focus on the retail sector.
Parque Guadaíra comprises over 32,000 sqm of GLA, with 18 tenants, 1,100 free parking spaces, and more than 2.5 million annual visitors. With major brands such as MediaMarkt, Mercadona, Basic-Fit, C&A, and McDonald’s, it is a key destination for everyday shopping and family needs.
OGS will focus on two main priorities: optimizing day-to-day operations and supplier management to improve asset performance, and enhancing the tenant mix by attracting new operators that bring added value to the retail park, with the ultimate goal of reaching 100% occupancy.
This new mandate reinforces OGS’s positioning as a strategic partner for international investors entering the Spanish market. “Parque Guadaíra represents a great opportunity to apply our operational and strategic expertise in a high-potential environment,” says Luis Vila, Managing Partner of OGS.
With this project, Óptima Global Services surpasses 150,000 sqm of GLA under management across Spain.
